GTA Online properties: penthouse, agency, apartments

Quick answer
In GTA Online, there are income properties (businesses: Nightclub, Bunker, Acid Lab…) and prestige homes (high-end apartments, the Diamond Casino penthouse, the agency co-run with Franklin). Rule: buy earners first, then luxury. The penthouse and apartments are mostly about status and utility, not big passive income.
GTA Online mixes two kinds of "properties": those that make money and those that serve as prestige housing. Knowing the difference saves you from wasting GTA$.
Income first, luxury later
The golden rule is the same as in what to buy first: an income property before any luxury home. Businesses (Nightclub, Bunker, Acid Lab…) fund the rest, see our businesses ranking.
High-end apartments
High-end apartments are the baseline: they give access to activities, act as a base of operations and, historically, unlock the original heists. Handy and affordable, without being an income investment.
The Diamond Casino penthouse
The Diamond Casino & Resort penthouse is the ultimate prestige home: amenities, direct Casino access, deep customization. Great for status, but it's not an income source, treat it as a reward once your finances are set.
The agency (with Franklin)
The agency, opened with Franklin Clinton (the Contract update), is a hybrid: a home plus a profitable activity (Payphone Hits and the big Dr. Dre contract). One of the few "prestige" properties that also earns, a solid all-rounder once the basics are in place.
Our recommended order
- An income property (Kosatka/Acid Lab), see getting started.
- A Nightclub for passive income.
- The agency (income + status).
- Penthouse / luxury apartments for fun, last.
FAQ
Which property should you buy first?
An earning property (Kosatka, Acid Lab), not a luxury home. Comfort comes later.
Is the Casino penthouse worth it?
For prestige and Casino access, yes; as income, no. A fun purchase.
